Started my Roth IRA in 2019 and bought some funds that aren’t doing so well. I want to trade them for an index fund that the majority of my Roth IRA is in. Will I be penalized for “selling” before a certain amount of time? I don’t plan on taking the money out until retirement, just want to reallocate.

Nope, you're good as long as you aren't making a withdrawal. It would be insane if you couldn't reallocate.

No penalty, you’d just incur a loss on those funds. There’s a difference between buy/sell and withdrawal from the IRA

I am moving to Charlotte, NC for a new job. I currently live in Portland, OR and have a single family home here. With my income, and current mortgage, I can afford a 350k house I’m Charlotte with about 10% down. What are the pros and cons of buying a new place in Charlotte and then sell my house in Portland?

I don’t get it: Why would anyone invest, for example, in a 6% dividend yield etf with a 0.50% ER (ie EMHY) instead of a 9% dividend yield etf with a 2.5 ER (ie YYY)? Wouldn’t you still be getting better results with the expensive one?

I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). I'll start; I'm privileged enough to have been given the opportunity to work and learn deeply on Linux and Kubernetes, and I get to tinker and play with them all day. Problem solving with them is a "fun" part of my job.

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense.
