Lived in Texas (no state income tax) all last year but continued to pay DC taxes. Got $23k back from DC in taxes. I love Texas. 4th year.

Currently I pay $1900 for a brand new & modern 1BHK in the Greater NYC area. Moving to SF later this year. Any recommendations on how much to budget for SF? Will be working in Downtown area & currently got a car. I am little bit divided on whether to sell the car or move it to SF.

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)

Working on some law firm applications tonight and it sucks that I know that I am so capable and have a strong work ethic but firms can’t see beyond grades or the fact that I didn’t go to a t14 law school or prestigious undergrad. Am I the only one whose time entries get worse the busier and more chaotic a specific case is? Like for example preparation for a dispositive hearing with a lot of factual and legal issues that’s treated like a fire drill.
