Most of my partners give me (5th year) letters of intent at the outset of a new deal, intro me to the client, and tell me to run with it and close the deal and to hit them up with any questions if I need anything, so I’m pretty self sufficient and relatively independent (tho not business producing myself yet). One of my partners that I work with has me doing really Junior stuff, doesn’t let me do any client interaction, and always makes snide remarks about my inexperience. Anyone deal with this?

There’s no reason you have to put up with a job you hate. I spent many years working in a toxic environment with a boss who gossiped and lead through fear. He wasn’t really much of a leader but basically a foreman. And he could make my existence miserable. I admit that it wasn’t easy to find another job but the bottom line is: trust your guts. If you feel something is wrong it’s because it probably is. Don’t second guess yourself. Look for options and and fight for your mental health.

For the people who earned the SHRM-CP, did you feel it was worth it? I have an indirect HR position, been applying for more HR focused positions and wondering if this would help. I got the CAPM (certified associate of project management) in December, but that hasn’t really changed things. Would love some opinions before working on another certification!

I have one pro bono case that I kept when I left my firm to go in house. It’s a matter completely unrelated to my company and I have malpractice insurance through the nonprofit organization associated with the case. I’ve made clear to my client that I’m repping this client in my personal capacity. No one has asked me specifically about pro bono stuff at my company - if I know there’s no conflict of interest, is this something I should disclose? To whom should I disclose this?

I've been applying to jobs for months but every position wants at least 2yrs of experience in real estate transactions, usually way more. I'm at 1yr+ doing HOA/condo work but have had no opportunity to do real estate transactions like I expected. Seems like the only way to get the experience is to have nailed a big law gig right out of school and get put into that practice.

Do you review the other side’s escrow instructions and provide comments? 4 years in and I’ve never done this. Working for a new partner and she insists on doing so “in case there are competing instructions” but isn’t that the entire point of funding through an escrow agent/title company?
