Went through similar situation, charged my hourly rate ($375) for my troubles. Same rate I tack on to my tenant’s rent when they request other assistance with the property (plumbing, electricity, etc). Goes towards my Perrier/Volvic/Fiji budget for the year.
Wow…I’m more surprised your tenant paid this. Part of your role for owning the property is to manage issues that arise. We owned a rental property for over 10 years and never considered doing this. Also, your rate for a professional services firm is no way an indication for what a property manager would charge. IMO this is simply gouging your tenants.

Update: insurance paid my PM Fee. 😊
If the tenant pays great, but likely a judge would reject those charges. I've seen where a court will only allow you to charge 3rd party costs.
