My tenants guest drove their car into the closed garage causing thousands in repairs. The guests insurance is covering repairs. I have spent hours coordinating contractors and with insurance company working through this claim, can I be reimbursed for my time as the landlord? I'm going to try and am curious what your experience has been. Thank you!!

Went through similar situation, charged my hourly rate ($375) for my troubles. Same rate I tack on to my tenant’s rent when they request other assistance with the property (plumbing, electricity, etc). Goes towards my Perrier/Volvic/Fiji budget for the year.

Wow…I’m more surprised your tenant paid this. Part of your role for owning the property is to manage issues that arise. We owned a rental property for over 10 years and never considered doing this. Also, your rate for a professional services firm is no way an indication for what a property manager would charge. IMO this is simply gouging your tenants.

If the tenant pays great, but likely a judge would reject those charges. I've seen where a court will only allow you to charge 3rd party costs.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

Is this legal?
After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

Looked at a house (new build) and MIL said the vinyl windows imply the whole house is probably made with cheap, shoddy materials. She thinks everything has to be wood Marvin windows or bust.
