Non-RE attorney so sorry for the basic question- what’s the typical turnout time for comments on a lease from a tenant? First review. I’m sure it depends on the market, but just from your personal experience?

Not much different than other areas - it typically has more to do with how busy the other side is than anything else. I’d say a week is typical. More than two weeks is taking too long and it probably got buried in someone’s inbox. I’d ask for an update after a week to remind them

In my experience a minimum of a week, 10-20 days on average. Sometimes it takes longer but there’s not a good excuse for that barring special circumstances.

3 weeks - sounds like a mom and pop tenant (not triple net), so tenants counsel might not be very sophisticated and/or the tenant will probably require a lot of hand holding.

Commercial shopping center , billboards and cell towers. Yes we charge triple nets.

On average, negotiating a commercial NNN lease takes about 10 business days. I start my due diligence upon being retained and typically have my first round of edits back on a first draft within 3 business days.

Are you saying negotiating the full lease from first draft to execution takes on average 10 business days, or just the first round?

We’ve been attending a church for about 6 months now and trying to decide if it’s our church home. The only reason I’m hesitant is because people don’t seem to engage with us as much as I expected. One year in NYC—24, enjoyed myself, but no deep connections with new friends/partners. Came to hopefully open the door on a variety of opportunities, but something tells me that spending another year here will not help that. Has anyone ever heard of this type of real estate private equity fund structure:

-One LLC, so only one PPM
-Multiple investors that can be onboarded anytime
-Multiple investments that investors can determine whether or not they want to invest in
-One K-1 per investor based on their investments and income
-Ability for the Sponsor/Fund to invest directly, indirectly and in equity, debt, Pref, etc.
To me this seems extremely cumbersome and would require multiple classes of (cont’d)

I've been applying to jobs for months but every position wants at least 2yrs of experience in real estate transactions, usually way more. I'm at 1yr+ doing HOA/condo work but have had no opportunity to do real estate transactions like I expected. Pro se plaintiff, an attorney, filed a complaint alleging mold defects after closing on a property. Client, layperson, may have agreed orally to a settlement amount without proof of damages prior to filing appearance and obtaining an attorney. Client filed appearance pro se, then plaintiff sent over a draft settlement agreement few weeks later which client didn’t sign. Client then got an attorney, filed answer, etc. Can this oral agreement be voided for coercion, indefinite mat’l term, etc?
