Currently working on a three person team in a larger GC group. I lateraled from a different group that did not pay attorneys on an attorney scale. I’m stuck in my old pay scale but have gotten promotions and raises quickly with more on the horizon. A recruiter reached out with a new role for 2-2.5x more than I currently make doing something similar. I love my company and the people I work with but the money isn’t there. I've been applying to jobs for months but every position wants at least 2yrs of experience in real estate transactions, usually way more. I'm at 1yr+ doing HOA/condo work but have had no opportunity to do real estate transactions like I expected. Seems like the only way to get the experience is to have nailed a big law gig right out of school and get put into that practice.

Looking for a bit of insight on how commission or bonus is structured on flat rate residential real estate at Canadian law firms. I was offered a good base salary and I was asked what type of structure I was looking for. I am uncertain as to what is considered standard or what to look for in terms of bonus/commission structure. Conflicts checks question: thinking about making a move from small(ish) firm to a larger one. How detailed will a conflicts list need to be? Haven’t switched jobs since law school, so at a little bit of a loss about the whole process!

Title company just gave me a commitment with 72 B2 exceptions and the first one (after standard) is an unrecorded lease from 1862. Send help.

Anyone live with a general plat exception rather than insisting upon the title company specifying the matters on plat which constitute exceptions? This deal is in Source Carolina, but I don’t think the title company is pushing back because of any state law issue. I’m not accepting the broad exception, but I’m curious how often others do accept that.

Has anyone ever heard of this type of real estate private equity fund structure:

-One LLC, so only one PPM
-Multiple investors that can be onboarded anytime
-Multiple investments that investors can determine whether or not they want to invest in
-One K-1 per investor based on their investments and income
-Ability for the Sponsor/Fund to invest directly, indirectly and in equity, debt, Pref, etc.
To me this seems extremely cumbersome and would require multiple classes of (cont’d)
