I. E. Humboldt park. Not great transit
Yeah I’ve heard that haha. Transit not good but we’d have a car. Also seems like a lot of buildings are popping up on the east side of the park. Any bars or restaurants to check out?
Humboldt Park has come a long way (and the park itself is stunning). I’d be open to it for sure, just walk the couple blocks right around the building to make sure you like what you see.

I have a friend who has been living there for over a decade. You definitely have to have a car! But the parking on Western Ave is really easy. The North Ave Bus seemed little spotty, but I think Western Ave Bus is pretty consistent. Easy walk to the Blue line to Airport. If you have a car, it is super easy drive to Gold Coast, Old Town, and Lincoln Park. It also have easy access to Interstate. But it definitely lacks that neighborhood feeling that other sought after neighborhoods have!
Rising Star
It may be easy to drive to these places, but anywhere East of the highway is not a quick drive (downtown somewhat excluded). Especially with the bridges closed for the next two years. POV: Living near Armitage and Western for several years.
It’s not terrible, if you go west of Humboldt it gets more dicey. There’s gonna be slightly more crime than nicer areas but it’s mostly gang related.
Yeaaa looking to stay east for sure
There are a few hot pockets areas over there, drive in the area on a warm night. A friend of mine owns a home next to low income housing and has some issues. Also, expect the neighborhood to be loud with cars, honking and police road closures during Puerto Rican independence weekend.
It is/has been, but it can only gentrify so much because it doesn’t have great public transit access.
