Seattle is full of a lot of cash buyers that interest rates don’t have as large of an effect on. Sorry boss.
Our house was bought all cash not too long ago for just shy of 3mill, so it’s definitely still in the realm of fast moving with rates.
You can find houses under one million if you look outside Seattle and lower expectations a bit. I watch the listings everyday and I see a lot under 1M in the north end. Edmonds, Lynnwood, Kenmore.

The housing shortage is what's keeping prices up and really what drove them so high to begin with. Then you have the ripple effect, where people priced out of Seattle are moving to nearby cities and out competing those buyers, who then move farther out to repeat the cycle. It's happening all over western Washington.
So if planning on buying now is the time? Waiting for prices comedown is not a good idea?
