Tenant accidentally damaged the bottom panel of garage door. Was hoping to have the bottom panel replaced but the garage door techs that cane by stated that a door replacement ($4-$8k) would be necessary due to the doors being discontinued. Townhouse community with HOA. Does this sound reasonable?

They just want to replace your door. Not fix it. Go to thumbtack and hire a handy person who can fix this for you.

Same thing happened to us. My handy man straightened it as best as he could. There is no way I was going to put in a claim or make my tenant pay for a completely new garage door. I felt that the garage door repair services were all out to do a full replacement since that’s their business model.

Agree with PC1, get it fixed, not replaced...it's not something that requires a replacement. At a minimum get a few more estimates if you have time.

Does the door still operate?
Did you get at least 3 quotes from different companies?
Are you taking on the repair, or is the tenant taking on some responsibility?

100% this is no different than if they ran into your car. Property damage coverage on auto insurance will cover this.

I was thinking the same thing. Got four estimates, all said the same. Doors discontinued, single panels not available, custom overlay. Also, apparently the shape of the area where the panel edges roll “into” each other is apparently uncommon.

If the doors are no longer available, how can you replace it and stay compliant with HOA standards?

Get a detailed repair/replacement estimate from the garage door company, then ask your HOA what they expect you to do. If the original doors are not available, they can’t expect you to replace them with the same product or pay significantly more to “customize” them. That said, it’s not unreasonable to expect your tenant to pay at least part of the cost, since they damaged it.

I currently work as an APM at a FAANG company but recently received an offer to join an MBB. I’m very excited about the role but didn’t realize I’d need to take a pay cut when I applied (~100k base + ~20k bonus + ~60k equity vs. 90k base + 10-20k bonus). Considering that I currently work 40-60 hours/week, I’ll be making significantly less per hour at the MBB.
