If you have to ask, the rehab is probably not going to end well.

We don’t know what you’re starting with. We don’t know what your budget is. We don’t know what your market will support as far as finishes or the upper limit of what buyers will pay for.

In some homes, adding another bedroom or bathroom will go further than just about anything else. In other homes, opening up walls and creating a more open floor plan will go furthest. In other markets, not having a pool can be a huge ding to your appraisal / comps.

Dunno what you were expecting to hear, but none of us can really help you here 🤷‍♂️

Builder grade home with no updates since the 70s. Got at 130/sqft suburbs with A grade schools. Homes sell for 200/sqft around here so i just wanted some tips on what gets it there on an appraisal but your advice is still good

Are you keeping sq footage or expanding? Keeping the layout or moving walls? Gut job? Or just lipstick? Is there a yard? Porch / patio?

Focus on bathrooms and kitchen

Given all the recent buzz about expected large raises around the big 4, I’d like to level set on the average salary for a 4th/5th year female senior manager in federal tax ( credits & methods group) in the Midwest - Chicago/Minneapolis/Detroit market. Anyone willing to share a range if they work in a similar area of tax / similar level? I recognize all groups vary greatly in salary expectations, so looking for input specific to my area. As an experienced, SHRM certified HRBP , I would just like some feedback on your opinion of the differences in the roles between an HRBP an HR Manager besides the obvious that the manager should have direct reports. I am an HRBP and work in step with 3 HRM’s. They all 3 just got out of cycle raises of between 5-20% 😳 and I received nothing. I am quite aware of our HR code that salary is confidential but I was told about this. Would you be looking for other employment? Or stay?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? I will ofcourse ask nicely but wanted to see if i have any other options!

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway.
