Hi Fishes,
I Will be Joining PWC AC B as SA2 on Sept 2,2022. Just want to know about Appraisal cycle. Is it Mid Year or Annual appraisal process. Also, will I be eligible for next appraisal cycle ? Tried asking the same Question to HR, but didn't get a proper response. She just mentioned as per company policy.

Got lucky with a house in the M streets last summer and only paid 20k over asking with no other competing offers.
Already appreciated $80k!
East Dallas prices have exploded. What price range are you looking in?
We are about to close on a house after six times of this same thing happening to us. The one we finally went under contract for actually had bids higher than ours in terms of sales price, but the seller chose ours because of our terms. We found a lender who could close in 2 weeks and provide a $5k guarantee to seller if we didn’t close in time. Also waived appraisal and had a super high option fee, which is very risky because you lose that if you walk away. This all terrified me lol but it worked and it was for a house we love. Talk to your realtor about being more aggressive with your terms!
I just closed on my house last week in Plano. 21% over listing all cash offer.
Relieved or regretful?
We were just beat out on a house and the winners were $200k+ over asking this week.
Woof, I think you win.
Those who sold their houses right before this craziness and missed the huge profit are definitely having a worst week than you are 😅
Thank you CP1
Took us nearly two years but we finally won! It’s a terrible process right now. Don’t make financial decisions you’ll regret for a house.
I bought a house during peak COVID in Frisco and it’s appreciated 400k (appraisal value), if I were to sell I’d easily walk away with half a mil.
Won’t sell though
Holy camole
How much was 90k as a % over ask?
I bought in frisco right before the spike (think late 2020). The house, a new construction had gone up 30% in value by the time we closed and 50% as of today. Absolute madnesses.
Rent
What indicator makes you think it will be better in near to mid term?
90k is moot, what % over listing did you bid? Was it a 2M home or a 450k home?
OP mentioned it was 15%. Brutal
We bought our place in August 2020 by bidding $2000 over asking. Last month house next door sold for $250k more than what we paid for ours. Basically the same house. 50 years old. Crazy market
What part of Dallas was this in?
Just found a nice apt in a great location for<$2k/mo
Up almost 300k in Frisco area since April 2019. It’s truly insane. Even if I sold at a profit, I wouldn’t make any money buying another house like it again
😳
Definitely look at going into the city if that’s where you work. The suburbs are much harder right now with all of the transplants that are moving out of other cities to Texas.
Fair enough haha

House in Plano has appreciated 100k since January purchase 😦
