Last year went up by $100 when I resigned for a 1br, this year $10
That seems reasonable for that much house and the age. It’ll come down to whether you think you can downsize slightly or compromise slightly on location. As someone else mentioned, you could certainly try negotiating too
Sounds about right based on the current market for rentals. I'm seeing high 2,000s, low 3,000s in Far North Dallas for smaller, older homes.

You could try countering with $3,150
On a $$$ per sqft basis, that puts your rental at $4,480. Don't concern yourself with rent increases, you need to be looking at the rental market in general. Your landlord is looking at what they can charge a new tenant versus how much less they will take to keep a good tenant with an easy renewal in the property, and prevent the possibility of having a gap in rent income.
