I’m working on one now (but using a ROFO to purchase equity interests as a basis) and would like to see what other people are doing. Finding a good one has been hard, as this kind of thing isn’t always required to be filed with the sec and every search I’ve done basically pulls up garbage. Also, are there any provisions you’d consider absolutely crucial from the owner’s side?

1099 or w-2 ? I have been given the option though the company prefers w-2. It’s a day rate booking couple of months or more (no end date). I already have 1099 from similar company this year and am leaning towards 1099, but I don’t want to be difficult. I do take home office deduction and they are not supplying any equipment. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

For people who recently refinanced, bought or is in the process of buying a new home, what APR did you get?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Any downside to buying a 1bed 170k starter house instead of paying 1.5k in rent for a couple of years? Living with parents and thinking of getting a new place post covid.

I'm able to buy the house all cash or at least 50% down (credit is low) and assuming closing costs are not that big a deal at this price point. If my math is correct then buying comes out to be better in this situation but I've never owned any RE before so wondering what else I might be missing.

For those that built higher end homes, what kind of appliance budget did you have?

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.
