I've done so well in this new role within the company that they are hiring another person to assist with what I do. I've voiced to my boss that I'd like to manage this department and they indicated that this is the thought for the future. Now they are asking me to train this person while I have my plate full. Is it wrong for me to expect either a promotion or to be paid to train this person?

I'm in finance/tech FPA, looking to go back to the defense industry for a 25% increase in TC. But wanted to see if I should leverage the new salary with current company to see if they'll match.

Currently working in-house for a large bio pharma - like the company and most of the people, but the work is really getting monotonous and I just leaned through the grapevine that I am making significantly less money ($15k to $30k) than others in the same level/grade as me. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.

Current Tenant Rent: $1075, Monthly Payment: $400 (with property management), Initial Repairs: $2-5K, Down Payment: $12K

Finally got an offer accepted on a home I love! (In DC) Spent months searching. Next thing is getting to the closing date.

Now I feel super anxious about everything going thru and getting the keys. How difficult is that process of getting to close, have heard the underwriting portion could be a headache?

How big is to big for an initial investment property. Theres a 20 SFH portfolio for sale by me for about a mil. Is this to big to start with initially? I'm less worried about the Financials (feel comfortable on that end) and more worried about the managerial aspect.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Interested in development. Any recommendations on how to get started? Are there any organizations that will fund any part of a development project?

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

Anyone in CA dealing with increased insurance costs on rental properties. AllState just increased my rates by 46% from last year. I had no claims what so ever. I am reading online that several other companies have raised their costs as well and wondering what others are seeing and if there is a preferred insurance provider for you.
