What cities are comparable to Houston? People say this city is good because it's affordable and has job opportunities. This hasn't been the case for me. How much savings do you think it's needed if you go to another city without a job lined up? I know it's about 6 months of expenses but what would that look like in numbers?

Is it too late in our lives to jump into a mortgage?

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

If I have 6+ months of expenses in investments in a brokerage account, do I need an emergency fund? Totally clear on the purpose of an emergency fund, but a brokerage account seems pretty liquid and the market would need to crash to a significant level to a point where I could no longer rely on this to liquidate and live off of if needed. Is it crazy to put my emergency fund to work by buying VOO with plan for a long time hold?

I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?
