What services does a property manager provide, and what percentage of the rent do they typically charge? (Am in West San Jose)

Do they handle tasks such as finding tenants, collecting rent, managing repairs and maintenance, and securing new tenants if the current ones leave?

They charge anywhere from 8-12% of the rent. Yes, they handle everything you listed. Sometimes they’ll handle evictions, if needed.

Yup, this is pretty standard.

Sometimes they might charge a placement fee for new tenants. I’d try and negotiate out of that because it financially incentivizes them to have turnover, which isn’t good.

They charge 8-12% of rent to do those things IF AND WHEN THOSE SITUATIONS ARISE which they may not. They also just MANAGE those items but then charge more for them to be completed. You're basically paying for someone to answer the phone.

Hi Everyone, I’m looking for advice. Right now I’m currently facing a hard decision. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins.
