Depends on the asset. For branded operating assets managed by the brand (where I do much of my work), it could be several years of management fees.

For a retail center, it would be considerably lower.

And it depends on the market. For me, we negotiated all agreements as being terminated by either side on 30 days’ notice. We’ve since taken all management in house, but, as mentioned by another poster, it depends on the asset and the market. But none of our properties require brand promotion, or anything like that.

I will say this I love working with the students . I love getting to know them . I smile to myself when I go to work . I still feel this way after last week being asked my three different people about doing something where I told them that I was not going to do. following day I was then ambushed by admin (where I have never felt more like nothing. Following this encounter with people in charge I had an anxiety attack. This was terrible and I have no trust . TAs are mistreated. Similar story?

Have you been fired before even starting your new job?

I signed for a new job two months ago and will start next month (3 mo notice period in Europe). They were very keen on getting me on-board ASAP before signing but since I signed the contract it has been silent from the new employee. I've emailed them with questions as I'll be re-locating to NL and it takes them 1-2 weeks to reply. Given all that's going on in the world, I'm worried they might fire me before I even start.

I am project manager in clinical research industry (CRO). After earning PhD, I gave up my science dream to take a more stable job. After slowly climbing the ladders, I feel like I finally got a seat at the table. Half the days I like the hustle, but now I miss being creative. I want to take more brainstorming, decision making responsibilities but I don’t see that in the career path for PM. Career path usually goes like this- Sr PM, Director, Sr Director, and so on. But all do same work.

Over a year ago, I lateraled from a firm doing mostly land use/development to a volume lender debt finance practice. By volume I mean I’m on 15+ deals a day. Any defenses to put in an answer regarding violation of the IL Residential Real Property Disclosure Act.? Buyer is suing client pro se after discovering mold in the property from a tenant after taking possession. Seller didn’t know but there was a leak issue in the past. Other advice is appreciated.

In CA: PC bought condo while with gf, then quitclaimed it to her via quitclaim deed and sold it to her for $100k, which they put in writing. Fast forward they broke up and PC tried to get his $100k from her and filed suit but her attorney is saying that since he quitclaimed the property to her he has no rights including no rights to the breach of contract claim. This doesn’t seem right but I’m having a hard time finding caselaw that directly says this. Any help will be appreciated!

A client developer group just told me they reached terms to “buy equity in a lease.” From what they’ve told me, if we were setting this up fresh, I’d do a new LLC and easily handle capital contributions, buy-sell, etc. in the new LLC agreement. However, here the partner had a long-term lease on the underlying RE that our group wants to develop as a concept. Lease assignment to new LLC is dicey, but I’m thinking maybe we set up a Mgmt services company to contract w/ the partner-tenant entity?

Pro se plaintiff, an attorney, filed a complaint alleging mold defects after closing on a property. Client, layperson, may have agreed orally to a settlement amount without proof of damages prior to filing appearance and obtaining an attorney. Client filed appearance pro se, then plaintiff sent over a draft settlement agreement few weeks later which client didn’t sign. Client then got an attorney, filed answer, etc. Can this oral agreement be voided for coercion, indefinite mat’l term, etc?

Conflicts check question: how much detail will I need to provide to (hopefully) new firm? I’ve been at the same place for a decade…so many transactions over the years! It will be easy enough to gather info by client matter number, but that doesn’t capture sub-entities and/or any other specifics.
