What's the best book or podcast you know of that deals with the concept of buying and managing rental properties? I want to start my journey in this space, but I feel really underequipped in terms of knowledge. I know experience only comes when you start, but there's a huge fear of taking that first big leap. Any advice is welcome, and hoping for your best recommendations in the comments!

Hands down fav is 'The Book on Rental Property Investing: How to Create Wealth and Passive Income Through Smart Buy & Hold Real Estate Investing' by Brandon Turner

Same author, but the book on Rental Management was really helpful for me when I got my first rental.

Multi family millionaire the second edition by Brandon was the one I’m currently reading but it’s more related to multi family (5 units+) and how it works. It’s not residential (4 units or less) but it helps you think through steps you gotta take and how to build team and skills you’ll need to get to that level. I haven’t tried other books yet so kind of biased at this point.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap.
