Hi All, newbie here to real estate investing. I have a primary with about $180k in equity and want to A) Get a larger primary in about 12 months and B) Acquire a cash flowing rental asap. Would you try to cash out refi and buy an investment property now; cash out and rent out your current place and buy a new primary or sell your current place and try to get buy a small investment and a new primary?

I’m a renter with 10 months left on my lease. Have an option to invest in a 3 unit property with someone who would live in one of the units. Would it be a bad decision to invest but continue renting?

If you had 2 mortgages at the exact same interest rate (1 is a 15 year and the other is a 30 year), does it make sense to put extra payments (say 400 per month) towards one or the other? Looking at it purely from a $ perspective in the long term (not psychological where You prepay the lower balance quicker to ultimately have only one loan).

15 year loan - 125k balance (renting this property out)
30 year loan - 400k balance (looking to buy this property soon)

I am currently an EH&S/AP associate for Walmart Supple Chain. I am a team lead in the department making $31.35 an hour working Fri-Sun from 5:30-17:30 (12hr). I am interviewing for EH&S/AP manager and I am searching for how much the managers are making on here but I can’t find any post about it.
