When your tenant’s lease reaches term, do you let it go to month to month or do you execute a new 12 month lease?

Usually send a 12 Month renewal 60 days in advance of the lease term ending.

As a landlord, I was the security of a 12-month. For a solid renter, I may go month-to-month only at their request and for an understood reason (e.g. They're wanting to buy a house in 3 mo). But, keep in mind if rental cycles may burn you (e.g. winter rents for less than summer in your market).

Many factors like the above. I’ll try to avoid horrible lease times like July

Why July is horrible month? Thought it’s peak anytime before school starts

Offer a 12 month. If it goes month to month, it should be at an increased rate

I prefer month to month in case I want to get rid of them.

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

It’s a myth that renting is “throwing money away.” Maintenance of a property is expensive! I’m selling my place and I’ve never felt more free. I can use that money (~$5000/month) to invest even more.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Is it okay to buy a home worth 660K for a couple earning 325K TC together? The HOA and taxes for this home bring the monthly payment up to ~4.8K which is ~32% of our monthly take home after tax…we’re first time home buyers, any advise is appreciated!

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?
