Would an MBA in RE help me pivoting careers into Commercial Real Esate? What kind of jobs exist in this industry aside from broker and seller?

Trying to figure out from a client relations perspective how much I need to be fluent in Google Analytics and the planning and buying process of paid media: social and search.
I want to be more fluent and speak eloquently about it so that I am well rounded in my role.
My current position doesn't allow for any hands on experience. Any advice would be appreciated in terms of how to gain the experience or course recommendations.

Not sure whether to be honest or not in this situation. I have decided that I want to leave my job and do a masters degree. I’m planning to leave my job at the end of June, should I warn my boss now so she can start hiring? I don’t want her to be blindsided by my decision and hiring is very slow at the moment. Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

3) other approach?

How long did it take you to buy your first million dollar home? What were the steps you took to get there?

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

Planning on Arizona, Phoenix area. What is the best today, purchasing a home or building?

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

How might I start to evaluate whether or not it’s worth it to keep my current primary residence and turn it into a rental, instead of selling and using the cash to roll into the next down payment for our next home? Currently in our “starter home” and thinking to upgrade in a few years. Some figures to consider for current house - 299k purchase price, 240k left on mortgage, could prob rent for 2250-2500/month, or sell for 375k. It’s in a desired school district, but in the “city” tax district.
