I have a joke about H1Bs, but it is RFEd
Hi all,
I'm serving Notice period and last date shall be 13th May 2022. Can someone help me understand if the bands and compensation isn't release by that date, will that be adjusted in full and final settlement?? If so, what about the components, which all shall be credited in that FFS?
Thanks in advance.

Does that $1k per month cashflow include reserves for vacancy, capex, and management costs? If so, I’d take that 10 out of 10 times.

If you aren’t setting something aside for vacancy or CapEx, then your true cashflow is much lower.
Buy Pfizer stock with 7.5% dividend for life with the hope of appreciation. NO maintenance as well. Plus buy sell call to earn premium weekly. Likely be much better than purchasing this property.
I may do that, but I’d like to get like 10 of them. Let’s chat if you’re looking for a partner
It depends on whether the investment is just a down payment or $100K cash. Also depends on the rental market there, crime rate, and proximity to you. Likely no.
Then absolutely no. That’s a 12% return that IS NOT compounding, and if property values don’t hold, then the rental market is sketchy as well. Not to mention the time, effort, and other factors noted. Bad investment. Take your $100K and put it in a market that appreciates.
Why would you buy just for 12% return? By SDIV instead … more liquidity, no maintenance
