About to give a notice to not renew the lease with one of our tenants. My partner wants to have a talk with them first before we give them the written notice. Says it’s the nice thing to do. Just wondering how this is done. Is written notice and a pre talk okay?

People don’t often sue people they like. It is general good practice in life before delivering what could be hard news. However, I would verify the legality to make sure you’re not saying anything or doing anything that will get you into trouble. I would have a script to stick to it on the call.

What’s the reason for not renewing?

Normally, I would suggest being communicative with tenants.

In this situation, I think you should stick to only the required level of communication. Less is more here.

Just graduated with Aerospace Engineering degree. I am interviewing for multiple positions at once with different companies. One gave me an offer and they want me to get back to them within 2 days. I still have other interviews scheduled and some for higher paying jobs (around 90k) What should I do?
I do like the company that gave me an offer but their base pay was 80k and they went up to 85k. Is asking for them to match the 90k too much? The position is associate systems engineer.

I resigned last month and my manager said he is trying to retain me. I had a call with HR and I explained my expectation. Now, I am getting profiles daily to evaluate. Candidate has similar experience and working on the same technology stack.
I knew that my manager is looking for my replacement but he is still pretending that he will retain me. I don't understand why he is doing like that.
Do I need to evaluate the profiles?

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Hi all - any advice for a first time real estate investor looking to make their first purchase at the end of 2021.

I plan on saving $50K, for a $350-400K property in the Long Island, NY area for my first property. Does this sound reasonable? And does anyone have any experience & advice investing in the LI area?

Id like to rent it out for some positive cash flow that I can then start using to save for my 2nd property (sounds easy when I type it).

Thanks all for your input - stay safe!
