Anyone refinanced with BoA or Chase? How much would be the refinance closing costs generally? Same as purchase time price minus the prepaid tax and insurance?
One of the local lenders mentioned that they would absorb all lender costs, rest May cost only few hundreds. Is that common?

My last refi was a couple years ago but I have never paid more than a few hundred in lender costs. I have Typically paid for appraisal and title insurance and that’s it. I know that with higher rates people are more often paying to buy down rates.

Received a job offer. Was wondering if anyone had any thoughts on a concern I had about it. It's an entry level position, and I don't have much experience. The billables are 2040 a year. For billable hours in civil litigation and insurance defense, is 2040 hours for a 1st year associate on the high end in this field for a small or midsize firm? It seems like most attorneys I know have minimum requirements of around 1800. The compensation is around 80k a year.

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in.
