You can shop around and see if they’ll match, but there isn’t a ton of options, if you’re doing a new build see if the builder has an incentive plan that can drop the rates. For existing builds you can see if the seller will do a concession.
Definitely shop around and negotiate.

Usually best to go with a broker. I have a lender broker based out of Boston who is amazing (I’d be surprised if there are any states that aren’t in their wheelhouse). Dm me if you want their contact details.
You have to decide in you are buying resale or new construction. New construction you can use their lender and get benefits like discounts or money towards a home. If you are a first time home buyer and want to do an fha loan, there are benefits. You should an agent to guide you those this as well.
