Because EMI's and loans suck it all out!

Really struggling with where to invest a few 100Ks (depreciating in the bank currently) in this market. Everything is at historically high price and it seems like I might just wait out for next large dip in 5-6 months vs investing now? What is your advice? Any stocks/ETFs?

1) Put 10k into iBonds and $90k as downpyament and closing costs for a property (I’ll need to put in 20%, already talked to several mortgage agents)
2) Put $0 in ibonds and put all the $100k in the home investing (given it’s a little more of an expensive property, given some other factors - location, size, etc)
