Buying a $650k new build right outside of the bay area (bedroom community type of city). Builder's offering $25k incentive to apply towards closing and rate buy downs. Closing is estimated to be around $10k. Should I do a permanent rate buy down or a 2-1 buydown with the rest? Right now my base rate is ~7.25%

Don’t buy it down

It may not be worth it to do a buy down in the long term. Rates I think will go down and you can refinance from there

It would be pointless if you buy down points and then 1-2 years later rates go down

What would your rate be if you applied it to a rate buy down? How long do you expect to stay at this house? How much are you putting down? With those data points you should be able to calculate what option works better for you.

It depends if the 25k will cover the full 2-1 buydown. It doesn’t make sense to do permanent buydown as rates should hopefully trend down in next 1-2 years. Is this incentive for any lender or only the builders lender?

I joined nagarro in July,22 and my first salary credited in aug,after that i was able to declare flexi and tax components ,then my second salary credited for sep month and it was very less ,bcoz of flexi declaration.but when i calculate declared flexi amount is ~25k ,as per nagarro it is tax saving component which you can claim later.but I am still not understanding why my executive allowance is very less this time from which ,i got in august 112000 and in sep it is ~21k in payslp

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports?
