Buying our first home. Closing is tomorrow. We still don’t have final figures with regards to cash to close. Our broker keeps sending us loan estimates every other day with different cash to close numbers. We received one today which was a couple grand more than what was listed yesterday in our loan estimate. It’s getting so confusing. Is this normal when buying a house??

No, sounds like you have an inexperienced lender. I’d assume that the changes are due to rate fluctuations, and your lender never locked in your interest rate.

The changes are likely due to different payoffs etc coming in. I’d review all the numbers carefully and ask if there is anything else they are expecting to change still - they should be able to tell you if they are waiting for anything. It’s 95% chance not related to the rates.

I am pretty sure lenders are required to have closing disclosures 3 days before your closing date.

Very odd and red flag. The lender should have the final numbers at least 5 business days in advance.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?
