I have never seen tenants charged for the HOA fee under a separate line item. It is like charging them for property taxes. The rent you charge is a function of all the underlying expenses and the market

You don’t. Your costs (mortgage, taxes, insurance, HOA, etc.) aren’t of any concern to the renter. You charge one rent value and handle your expenses behind the scene on your own.
The exception would be if there’s a “per person” fee for access to the clubhouse or gym or anything like that. I could see passing that along because there’s no way to know ahead of time if there’s 1 person or 4 renting. But you should be fully transparent with that fee in your listing.
