Do you need to provide tax returns as part of the preapproval process if you’re income is W2, interest from savings accounts and dividends from the stock market? I’m trying to get prepared as a first time homebuyer.

Yes.

Typically you would provide:
- most recent 2 years of tax returns
- most recent 2 paychecks
- 2 months of bank statements
- proof of funds for any down payment

No - not for pre-approval. They’ll confirm all of that but for pre-approval in my experience they ask your income, a list of debts, and what funds you have. If you tell them you have 200k in funds and turns out you have 2k, they’ll find it at full approval.

I have a couple calls next week to interview different agents before picking one. I have a call with my bank tomorrow to start with pre-approval and then shop around later once I actually submit offers for a home.

From a financial standpoint in this market, which would be a better approach in Austin -

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping).
