Do you think this is thorough enough for home inspection?

Inspection includes a mold survey, thermal imaging, and a drone roof inspection. Our inspectors will survey the property for any indicators of organic growth and use the thermal imaging camera which can indicate moisture intrusion, electrical hotspots, missing insulation, leaks, and so on. This price includes a full structural and mechanical inspection (including, but not limited to, the HVAC system, electrical, plumbing, roof, etc.)

That is a dope list and way of doing an inspection lol. Highly recommend adding Radon test.

It's depends on circumstances. Check with your realtor since they should be more in tune with your market. On this forum you'll get all kinds of randos chiming in with what may be irrelevant advice (myself included). I have bought 3 properties and never done radon (in FL). The last one said to shove the findings from the inspection report where the sun don't shine 🤣 there was nothing really major and they had other offers and the price was good.

I been thinking about buying a 3bed and 3bath house or a condo. I haven’t had much luck in finding one so I started thinking about 4 bed and 3bath. I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

What rates are people getting for condos? Planning on buying a house with MIL. She would lend us half the price of home interest free in return for being able to live in it rent free. We’d have 100% ownership. Repayment only required if we sell the home.

She would maintain the place 100%. We would cover races and insurance.
Relationship aside, does it sound like a fair deal?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
