I had 3 bd, 2.5 bath homes for years. Then I bought a condo that size and used one of the bedrooms as a home office. After my partner moved in it became tight. We now have a 4 bedroom, 3.5 bath house and made good use of the extra space with lots of visitors pre-pandemic. The extra space has been helpful with us both working from home. Our next, and hopefully forever, home will have at least 4 bedrooms, 5 bathrooms, an office and a gym. You quickly find yourself using all the space you have regardless of size. If you can afford the larger place, get it. But don’t make yourself house poor.
Thanks @P1, I was definitely thinking about whether you paid all those closing costs for each property. I’m at property #1 that I’m fixing and will probably rent in 3 years. For now, living in it.
3 bed / 2 bath here. Single. No roommates. Would have bought 2 bed but wanted some amenities that pushed me into 3. Have my bedroom, office/gym (gym=peloton), and a guest room. Guest room isn’t necessary but nice to have and since I could afford it, was a worthwhile trade.

I love my gay roommate. Made life so much better, especially in lockdown. Totally understanding about hook ups, he has his own boy Toys lol
I live alone in a 1800 sq ft house and when my various family comes to visit it is too small and can't really have them stay over, etc. So if you have friends and family that will visit, want a home gym, home office, or whatever and it's in your budget, seems normal to me.

I own a 3br/2.5ba and I rent out the other two bedrooms as an office and bedroom to my roommate. Great to have the companionship, and extra income. Plus since I'm renting rooms to him I can basically write off the majority of the rental income against utilities, furnishings, repairs, etc. Very good tax situation to rent.

I had a 4 br 3.5 bath house when my partner was alive. It was def too big for the two of us but we enjoyed it. When he died I realized it was way to big for just me. It's a lot of space for a single individual.
Nice to have a guest room, an office, and a gym. Plus the option that you can rent out a room if you need to. I'm a homebody, so I like to have the space to roam around.

It you are concerned it’s too big, why not get a smaller place? I am in the same shoes as you in terms of being single and such but don’t even want anything larger than a 3/3 though prob going to buy a 2/2 - all I want is a terrace/large balcony.
Single and currently have a 1bd, but thinking long term I need to have rental income without a partner. It’s a good idea!
