Congrats! I think first and foremost I am hoping you ran the numbers to understand what your monthly payment will look like and budgeted for that amount. As far as home improvements, rule of thumb is to save 1-2% of home purchase price to account for home repairs. I personally save 1%.
$500,000 house x .01 = $5,000 / 12 = $416/month
Always keep 6-12 month emergency fund readily available.
And remember, when interest rates drop, you can refinance so getting in today is smart in my personal opinion. When rates drop, millions of additional buyers will enter the market making it more competitive and will likely cause bidding wars again.
Bravo A1! ALWAYS account for 1% of purchase price, per year, every year, for regular maintenance and repair. Some years you won't need it but other years will more than eat that up.
Not rocket science but defer all discretionary home improvements and avoid recurring costs (lawn care, pest control, etc) that you can handle yourself. Depends on whether this is a long term family home or something of an investment.
Be weary buying as is so make sure you get good inspections and know exactly what you are getting into. It only takes one thing bad with the house that could drain your savings to fix.
I can vouch for this one. Bought cash, as is in 2021. Had my own inspection done. Got another 10k off price because of the fix it list. I'm dealing with a broken water pipe (mine is a duplex, break is on rented side). Water damages and mold removal will be $11k due to weeks of water leaking unreported by tenant. The older the house, the bigger your repair budget needs to be ... My house is 1874 build with water and electric added much later.
It'll be lean times for another year or two, but with it when the markets improve and I'll be equity flush then. Just know it's going to be tough some months... And eating cheap/cutting extras will be so worth it.
