Look for scratches in wood floors (although they might still be covered.
Paint mismatches (somehow they did the touch ups in our house with a paint that was a little bit off). Make sure any flooring and counter tops are correct (builder used wrong tile in one of our bathrooms) . Flush all the toilets if you can. Open and close all interior doors.

Check how well they installed the appliances. We found out later that our dishwasher was missing a leg and was supported by something else and thus wasn't noticed. If you have an island, check how level the counter was placed. We discovered water dripping down instead of staying stagnant because the counter was placed on a slightly downward slant on one side. Who would know how that check those right???
Open and close windows - make sure that they do function properly.

Tax question: married filing jointly for 1st time next year. Company recommends/requires me to fill out its tax calculator. Is this required? Can I just leave it at 0? From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
