For people who own and rent out multiple properties, is it better to change ownership to LLC? For reference, we own 2 properties titled in different names (pre marriage) and they are rented out in our individual names. Trying to understand the benefits of renting out as LLC and if both should be under a single LLC. Both are paid off. Would ownership need to be changed on the title and would that trigger tax reappraisal? I am in SoCal if that matters.

LLC protects your personal assets from liability claims. Change in title, but your Prop13 property tax valuation stays intact. One of the greats benefits of owning property long term in California.

Keep in mind your lender may make you refinance.

Probably best to speak to a business or trusts lawyer. Sometimes trusts may even be better than an LLC depending if you have kids or not

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
