For the Landlords - what software do you use to keep track of tenants, expenses and rent collections?

Avail is awesome- I’ve been using it to manage a rental complex several states away and it’s been almost flawless. They are also extremely willing to take feature requests. For expense tracking, I use quicken landlord edition to download all my banking transactions to then later categorize and send to my accountant.

They just began doing so for 2022 tax year. They require a SSN or EIN for tax reporting (broken down monthly on the 1099).

I have 2 units. I use Innago to collect rent and for maintenance requests. For expense tracking I have a credit card specifically for my property expenses so that’s just pulling a statement and then excel for cash and to reconcile everything. Would be open to hear what others with more units are doing as I know this probably won’t be sustainable when I get more units.

Conflicted 2nd Year Associate here. I generally like my firm but obviously hate the practice of law (biglaw). I've been offered a fairly generous comp package to take a non-attorney compliance role with a FAANG company. While there is a modest base pay cut, the total comp (sign on + annual bonus + options) beats where I'm at now and probably will be better than Cravath-scale (including bonus) through at least Year 4. Since I know I'll bail for in-house anyway, should I go now or wait?

SPHR exam- has anyone ever been “randomly selected” for an application audit? This just happened to me and the sheer amount of effort that is going to go into collecting all the documents almost makes me not want to follow through. Since I didn’t finish undergrad, they’re asking for a copy of my high school diploma or transcript and that itself is going to be an absolute nightmare to get hold of. Guess I’m not really looking for a solution here, just venting.

Is this legal? My spouses company just decided to change their comp structure for account managers. It was base + comm, now it’s commission only but nothing changed, OT commission is the same, didn’t get more points, just took away the base pay and said work harder basically. So now they have to worker harder to get $50k they were already making. (Not a decision based on employee performance, they’ve been crushing it. I think the company is just trying to save money they overspent else where)

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. What rates are people getting for condos? Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Hi all, I’m in the north east metro area and due to the current RE market we decided to look into PA specifically Lancaster. Anyone in this market and have any thoughts on where it’s headed? We’re looking purchasing a single family property all cash at 110k that rents for $1100 a month. The last owner bought for 35k like 15 years ago 😩 but hoping buying and holding for a few years will give a equal or greater returns over the long run.
