I am in my early 40's and have about $300K invested and some in cash. I have $70K in credit card debt (no lavish lifestyle, just 2 bouts of unemployment and some major medical expenses, even after insurance).

I live below my means, LCOL city, used car, max my 401K, save my bonuses, etc.

I am going to get a large bonus where after tax, I'll get a couple hundred thousand.

Should I prioritize pay off all credit cards or pay down half/some of the cards and use the rest for a house down payment?

I am almost 23 and don’t know much about the investment and savings vehicles/strategies that I should be using. IRAs, Roth IRA’s, long-term investments, how much I should be contributing/saving for financial success, etc. Any suggestions? I currently have $4,000 in savings, and a few thousand sitting in checking that I use regularly but try to not spend too much. Rent is $1600. Likely looking to go to grad school in the next 2-3 years.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

I signed a contract when rates were around 4% .. looking at latest rates and my closing in July 2022 or later, seems like I’ll get rates around ~5%… should I stick and keep the house or is there an option to sell off my contract.. it’s reaching the max 36% of my net salary

How does a sole engineer at a company go about getting management to actually care how production machines run? I’m the only mechanical engineer at my company dealing with a half dozen cranky production managers who think that I can “work my magic” on a machine.
