Hello 🐠- first time home buyer and closing is in next 45 days. Have a decent Credit score (757) and Worried with fluctuating bond yields/ interest rates . Any suggestions on how to research for better lenders with less interest rates. Searching online gives too many confusing results. Few friends referred some (3-4) lenders who provided similar rates to me. I’m now confused if I need to keep shopping with a hope for better rates or to stop and lock with better one among these lenders. TIA

Need advice on where to invest my money. I’m 27 y/o and have 100k saved. 25k with a badly managed robo advisor which has only given me +3% this year, 15k actively invested and 45k in cash (pls no judgement, I know about inflation, that’s why I’m seeking advice), 15k in my retirement savings fund. My husband and I have saved up about $80K and it’s just sitting in our bank account. We thought we were going to buy a townhome but with the crazy inflated prices we decided not to since we like where we live currently (location could not be better and rent is crazy cheap at only $700 a month). My partner and I are in the process of buying a PHEV that qualifies for the full non-refundable federal tax credit. We will both owe taxes in excess of the current $7,500 cap (will see if that increases with the new budget bill). If we both own the car (i.e. both names on the title), how do we manage filing for the tax credit when filing separately? Do we just pick one of us to file?
