I would not close on the house until you have an inspection for the work under each permit and a contractors bid on getting all the work to code. They will have to disclose anything you find to any other potential seller, so then use it to either get out of the contract, renegotiate price (maybe they can pay your closing costs or a point in your mortgage), or decide that you’re just going to do the work yourself and factor that into what the house will cost you and if it’s worth that price in the market. If so, your realtor is doing you a disservice. These are all things that your realtor should be able to answer for you.
