For any real estate investors

22 years old and currently focused on using my left over income to invest and pay off my debt. I am set to pay off my college loans by next year and, when I do, I want to look into investing into real estate. Does anyone have any suggestions on how to get into/learn more about real estate investing? Or how I can have enough knowledge on the topic to be able to invest wisely when the time comes?

Any books? youtubers? etc. How did you all learn about it?

There’s a debit card that I’ve been using for the past 4 years and it beats out some of the cash back credit cards. It’s the Cash app debit card. I haven’t heard people talk about it in the card community and it could save people a bit of money - 10% cash back. I don’t get it: Why would anyone invest, for example, in a 6% dividend yield etf with a 0.50% ER (ie EMHY) instead of a 9% dividend yield etf with a 2.5 ER (ie YYY)? Wouldn’t you still be getting better results with the expensive one?

Need some advice. Currently 32 YO with $23.7k in student loans, $60k in retirement, and $54k in cash. Want to pay off loans by end of year, max out 401k, and save for a house. Does it make sense to use $10k from pension to pay down loans and the rest from cash? How much should I have in my 401k by this point?

My father took a home loan, and the same home is kept as mortgage.
I'm paying arround 22k emi for the same but unable to exempt tax as the loan is on my father's name.

I googled a lot how to transfer it but neither gift deed nor sale deed would work as the property is on mortgage that's under bank's ownership (until loan is fulfilled).
Tax is also getting deducted, I'm paying hefty emis.
What can I do?
