SPHR exam- has anyone ever been “randomly selected” for an application audit? This just happened to me and the sheer amount of effort that is going to go into collecting all the documents almost makes me not want to follow through. Since I didn’t finish undergrad, they’re asking for a copy of my high school diploma or transcript and that itself is going to be an absolute nightmare to get hold of. Guess I’m not really looking for a solution here, just venting.

I get $3200 in rent for a condo that I have $3600 monthly costs on (mortgage, property taxes, HOA fees). Although I put in $400, I make about $1400 a month in equity (15 year mortgage). Property is worth about $470k and I have $200k in equity. Make sense to keep or sell?

Loved a condo, great neighborhood- river north chicago. During attorney review seller disclosed they had bed bugs in May 2020 and it was exterminated. They are willing to share the receipts for proof. Should I go ahead with the purchase or should I just let go and find another building?

Hello, I am going crazy. I am supposed to close on a house on Tuesday. The buyer did not perform an inspection and the lender did not order an appraisal. The lawyer says that everything is good on her hand but I am not sure if she is the deciding factor here. Can a home close without a physical appraisal ? I don’t have a closing time yet, just the date. My realtor reached to the lender and have no heard back.

Any good CPA recommendations specializing in rental properties and LLCs (for a separate business)? Had a tough time doing my taxes this year. I'm in NYC if it makes a difference, but open to non-local CPAs
