My company uses ADP for retirement. It has a contribution allocation for just 401k and roth 401k. If I wanted to contribute to a traditional IRA does it need to be through ADP and if so how is that done?

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

For people who have profit sharing what have your experiences been? Ours is every March but it is a variable number based on how we do the prior year (duh obviously) but also only my boss gets to decide and he gives no criteria on why he chooses what he does. Don’t get me wrong I am super thankful to be in a location with great PS opportunity and upside but it is so hard to plan my life out not knowing what my income will be that year. I really want to move out of my parents place for social reasons etc. I still hangout with friends a lot but it’s just a hassle having to drive a hour or so to kick it with them. I was thinking of buying a condo or 2 in lieu of saving and selling them down the line for tuition. Condos downtown are pretty inexpensive (T3) so it’s financially feasible. I have a brokerage account with 7k in it, split 70% VOO 30% SCHF. I now have an additional 11k I can add - how should I allocate it? Should I move towards an 80/20 split just in current funds or add things like a growth (VGT) or high dividend ETF (VYM). All of my retirement accounts are already maxed, FWIW and don’t need the $ for any large purchases needed in the near future.

Looking to put 10k into ibonds (maybe another 10k next year but not sure yet). Is treasury site easy enough to use? I initially stayed away because I heard it's awful but if set up is doable then I'll reconsider.

Also, should you have a separate emergency fund until you can withdraw your ibonds? Can't withdraw if you have an emergency in the next 12 months.
