Luggage delay claim question

I used Chase explorer to buy tickets for my vacation and luggages were delayed for a month. Per chase term I am entitled $100 a day for 3 days. But the claim agency chase used has been asking for airlines response, which has not came (2month+ now). I am concerned insurance will use this as an excuse to never compensate. Is there a good way to handle this situation?

Planning a trip to Rome and Naples with day trips to Tivoli and Pompeii. Is 1 week enough? I feel like reading through 3/4 day Rome and 2 day Naples itineraries, the trip seems rushed. I got a decent deal on a small 1 bed in a luxury building (hell’s kitc). Should I do a 12 month lease or 24m?

Got the rent negotiated to under 3k + free amenities for a year (gym, pool, etc.). I’m afraid rent will atleast go back to the original price (+5%) and then some. The building has some sort of rent control but that’s predicted to go away in less than 1 year as per the lease. The legal rent limit is way higher.
