I am seeing absolutely killer deals with inventory homes in north Texas. (I'm a realtor)
Not just lower priced homes, but almost all closing costs and title fees covered by the builder, sometimes appliances included.
Is anyone else in the real estate industry seeing this?

I always make stupid mistakes or do a poorer job when I work with particular partners. I think it's because they make me more stressed. How do I overcome this barrier?

I live on the far north side of Chicago now, but my partner got a new job and it would be an hour each way by car to commute for him. I work downtown along the red line.
