Is VTSAX a buy rn? Or should I get a vanguard fund solely focused on the SP500

I’m 30 years old in a HCOL area, married with 2 kids. Household income is about $235k. We have no student loans, no car payments and no debt other than a mortgage on our house we bought last year for $840k (comps on my street are nearly $1.1 so doing well there). We contribute minimum for the match for my 401k and her 457b. I have $69k in savings, $10k in an IRA, and $5k in my brokerage. Where should I be prioritizing my available dollars each month? Boosting my IRA? Increasing 401k contrib?

What do you think is a record time for a beginner to sell their first home? I just started in the company and I was lucky that the people I took as my first clients were the people I worked for as a nanny for their children. I made the sale 3 days after starting in the agency, and everyone congratulated me. I think I broke a national record.

I may be relocating for a new job as early as Mar, Apr latest. Looking to sublet or lease takeover my 2br 1ba 3rd floor walk up in West Village (1 block from Christopher St station) which is rent stabilized for under $3.2k. Lease goes through end of Aug 2021

Rent stab means this rate will hold with 1-3% annual increases (no risk of big rent jumps).

Pretty much a unicorn, sad to give it up. I should know in next 2-3 wks about the new job but wanted to gauge interest.

First, everyone pays taxes.
Second, paying income tax should be considered pride. We are paying because we are earning well enough. And we are paying only as per our slabs, not randomly.
