I have officially crossed the $500K milestone. I am a software engineer in Chicago. There is still a long journey ahead to reach FIRE but I am proud of the progress so far.

I have been thinking about whether side real estate investing such as flipping a fixer upper house or condo could be beneficial.

Congrats. Celebrate the milestone. I have a few RE investments. Very different in different geographies and markets. Make sure you do your research and be opportunistic. Personally, I don’t do serious fixer uppers (some cosmetic work ok) as managing renovation projects is much more work than just dealing with one tenant on a property.

The condo markets dicey right now with rules coming up around balcony, structuring reinforcements after a debt collapsed the students that died in Berkeley, California and soft story parking after that apartment building complex collapsed in Miami. So you just wanna be careful you don’t get hit with any potential big assessments.

Condo markets are sketch af and if you don’t flip it and sell quick welcome to monthly HOA fees you are stuck paying on an empty shoebox… instead of investing. You’re not going to find any deal cash buyers haven’t evaluated and turned down already do don’t get got. If it’s too good to be true, it usually is. Just keep doing exactly what you’re doing.

Senior Manager - thanks for confirming what I have been thinking lately… i have a few hundred liquid I was thinking of buying a prop in houston and I see these multi units sitting around for months and I think to myself they just cant be good deals something is off. I 💯sure the good/ok deals are never even publicly advertised

I have been working as a data scientist since 2018 & have been the bread winner. I have neither been under a proper mentor nor with a team of peers from my field to help me out. Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. We have $300k in non-retirement funds, $260k of which will go towards acquiring the house. We have 2 kids and will probably reduce (not maxing) retirement accounts next 18 months to do this. Anyone have any thoughts or feedback? We’ll have to live on a budget and watch but I feel we’ll get used to it and income will grow.

Any tips for organizing a bedroom, closet, dresser & bathroom? My teen has IADHD, and low executive functioning. Her room looks like a land mine. Clean clothes are mixed in with dirty, her desk is a disaster, she won’t let go of clothes she’s outgrown, drawers are open with clothes hanging out. A therapist said to close her door if we don’t want to see it but it’s more than that. She needs this important life skill & I don’t know how to help. Easier to organize w/o her but that’s not a solution.
