I rented to a tenant under this program. They pay above market rent. I will never rent to this org or any of their participants again. I’m currently evicting them due to a multitude of issues.

They were willing to pay 15% above market rent. One of the issues is the disconnect in accountability between the tenant and the program. The program is the one that pays all the rent and security deposits. They will talk about having great support system and how everything has been going great, but once they move their person in they basically remove themselves from any issues going forward. No matter what the issue is they basically say it’s an issue you have to resolve with the tenant. So if your tenant by a small chance is perfect, that’s fine but the likelihood of getting someone from a rehabilitation/recovery program without any issues is slim to non.
The tenant, started off great for like 3 months, but then proceed to move other people into the apartment, make constant noise, harass other people in the building and the neighborhood. The police have been called multiple times by neighbors, overall they have been a complete disaster.
Unfortunately while it sounds great to help people in need and make more money while doing it, the reality is that you have to factor in the fact that there recovery/rehabilitation is not alway a smooth linear process and there is a chance they revert to their old behavior that got them into the program in the first place. The headache is not worth the extra money for me. I’d rather profit a bit less a month than have to deal all the constant complaints.
That said, too each their own. If you think the extra money is worth it, all I can say is proceed with caution and do your due diligence on the program prior to signing anything.
