An action you can take is build up more reserves.
If it makes you feel better the majority of tenants leave prior to eviction. Most get settled outside of court as most people don’t want stuff to show up on their record. I’ve had to “evict” one tenant before and between an settlement and lawyer fees it cost me $1,300. It sucked but it wasn’t a deal breaker.
A poor choice of words haha. I meant the experience and the money wasn’t so bad that it caused me an excess amount of stress or has made me want to give up on real estate.

If you still have anxiety, it might be worth connecting with other investors in your area who have gone through the eviction process to understand what it’s like. It’s intimidating until you go through it. Then it’s just another task that gets done.
I had a contract lawyer as a tenant who tried to claim there was mold in the house. I evicted her and won. Cost was around $1,100, and 5 weeks start to finish. I had a new tenant before the 1st of the following month, at a higher rate.
Imagine your tenant ghosting on rent for 3 months straight, how much actual financial impact would you feel? Then remind yourself that money solves problems. You could spend 60 minutes tops talking to a lawyer gathering supporting documents, they’ll take over the burden and you move on to the next one. The worst case scenario isn’t all that bad.
