However, really good deals are (unsurprisingly) competitive. Are they any investor groups in Houston worth attending? I’ve read mixed reviews on RICH and REIA.

Have you ever taken a job you know you will hate because you needed the money right away? I have a family to take care of. I don't want to be plowing through our savings for selfish reasons like my mindframe at work, but I don't want to make our lives worse by being miserable. It's a matter of really ruining some of our financial future if we don't get money soon.
