Get ~14k off the stock market for 200k each year in the long term. If you can’t make 1k a month in benefits from 1 property stock market it is. Personally I’d diversify and do 100 each roughly to build both.
Real estate but I’d make sure I find a good deal. My rental property has appreciated $280K since I bought and generates $1k in net income each month (bought in 2018).
The appreciating and monthly income far exceeds what I would have made in the stock market if I would have put the down payment there.
If you cash out refi there’s no tax implications, obviously your monthly cash flow is affected on that specific property - I’m referencing your return on equity since that’s a significant amount. In theory you should/could redeploy the equity into more properties (or other investments)
