Market. But I'm risk averse. Investment property you're putting all your eggs in one basket.

If you pay the debt off you don’t have those payments coming out of your account every month, hence your balance will really start increasing exponentially once your debts are clear.

Being a landlord is a time consuming thing. You can drop $200k in vti and then go to the bar.

Depends on the market. Some markets I’d say real estate, otherwise stock market. One investment property is not equal to another necessarily..,

like

Get ~14k off the stock market for 200k each year in the long term. If you can’t make 1k a month in benefits from 1 property stock market it is. Personally I’d diversify and do 100 each roughly to build both.

like

Real estate but I’d make sure I find a good deal. My rental property has appreciated $280K since I bought and generates $1k in net income each month (bought in 2018).

The appreciating and monthly income far exceeds what I would have made in the stock market if I would have put the down payment there.

smart

If you cash out refi there’s no tax implications, obviously your monthly cash flow is affected on that specific property - I’m referencing your return on equity since that’s a significant amount. In theory you should/could redeploy the equity into more properties (or other investments)

Depends on your other assets and cash flow

Or I'll do some research on all the investment options available to me and split my capital amongst the safest ones with the best ROI in the shortest time possible.
A fraction might go for dividend stocks.
But I'll leave a tiny fraction for any further opportunity in the financial market or crypto market, you'll never know what opportunity lies ahead 🤔

Keep the cash in short term deposits and wait for a correction

Market

Market minus the loss. Tax advantaged- IUL

Investment property!

Property

There are plenty of shorted stocks that will soon rocket…

Yeah which ?

Consistently invest in small chunks while keeping some in high rate CD

My brother has 4 multifamily properties and I always hear about the people who stopped paying during covid he couldn't evict or different shit they're breaking. Not a headache I'd want to take on.

Should I keep it or ditch it given that the cash flow is so minimal & upcoming maintenance might take me another hit?

💥Relocated to NYC and my real estate broker has said it’s been hard to book any showings. I’ve heard in this market, having a broker can hurt you because property owners prefer to not split the brokerage fee & go straight through tenants. Is there truth to this?😫

And I'm new to all this I don't know what is variable pay, basic etc. Please help understand this by writing few description on above points. Also by submitting the home rent agreement how much will be saving, and will that only be sufficient or i can add more bills to avoid the dedication. If yes what types of bills i can submit like fuel bills etc.

Advice appreciated: I want to sublease my apartment so that I can rent elsewhere and pay less. I had to move in a short amount of time and it was during the period where there was a high demand for housing, & leases everywhere were expensive so I signed what I thought was fairly cheap in comparison to what was out there. However I found something this month that will cut costs by 30%. How do I go about finding someone to sublease my place?

We both have around 7-10k left in emergency funds (each) and combined about 200k for retirement. Our mortgage is $4,500 a month and we split a car payment for $800. Is this an okay financial decision or should we have bought a cheaper house/saved more?
